We live at the Georgetown Condos in Enfield CT. We are needing some advice/assistance with a number of issues we are having with the condo association/property management company, Elite Property Management.

The first issue is there is a huge amount of ice and snow build up on our roof (common element) and it is melting which is creating a extremely large amount of ice building up in front of our door and stairs to the main entrance to our unit. There is thick layer of pure ice right in front our door and it's even worse at our neighbors door, it's a good foot of ice and she can't even open her door properly because of it. It's gotten so bad that the post office has sent us 2 notices saying they won't be able to deliver our mail until the area is safe and cleared of ice and snow.

As I'm sure you know we pay a monthly fee which includes maintenance and repair of common elements which includes snow care and removal. They barely touch the our condo building and when I call the management company to ask for someone to come treat the area, I get a complete run-around and no one ever comes. This is a hazardous situation as our main door is our ONLY door in and out of the condo.

Another issue is that they never put down any salt or ice melt on the path in which we must walk to get to our cars. You basically have to shuffle to your car and pray for the best. So far I have fallen twice because of this and one of the times I was carrying my 2 year son because the area was so icy he couldn't walk.

I called about this issue many times and never have they treated the area or tried to remove the snow and ice. I worry for my safety and for the safety of my neighbors because many of them are elderly and I can't imagine what would happen if someone fell and really injured themselves.

I was speaking with a neighbor yesterday and he had to call the fire marshal out twice within the past week because of roof concerns and the fire marshal called the management company letting them know they needed to get the roofs cleaned within a week. They have not done so and the marshal has had to come back out numerous times, in one the buildings a ceiling joist came through and the assoc has yet to fix it.

Is there any action we can take against the assoc? I literally call the management company everyday and nothing is ever done. I am at my wits end, as are all of our neighbors.

I forwarded this person's complaint Monday to the management company, but did not receive a reply.
