Policies Association Must Have
Many of the standard rules that are included in the condominium documents are insufficient. Policies may not have the same force as rules and may not be adopted in the same manner. If the Association wants to fine for violation, the items should be adopted as rules. Policies are for guidance.
An Association board can adopt all of these policies and/or rules at a single board meeting, with unit owner notice and comment.

- Policy for Requests for Reasonable Accommodations and Modifications
- Policy for Satellite Dishes and Antennas

What can you do about a management company and board that refuse to fix internal damages caused by external neglect?
If there becomes a leak due to the bathtub drain in the condo itself, which was installed by the owners plumber, who is responsible?? Drain in the bathtub malfunctioned (wore out), causing substantial damage to the unit below, who would be responsible to repair the damage???
In my experience the owner of the offending condo is responsible.
our condo is being flooded by out side defects in the above foundation we paid 4,000 in repairs last year the
unregistered manager/president is again delaying to fix leak, and says we again are responsible for the damage (inside our unit) being cause by this faulty foundation .can you help us, husband retired Torrington cop. I am disabled 1year as new condo owners.
