Contact Legislators If You Want Important Documents To Be Sent By Certified Mail
Not all condo owners are thrilled with legislation passed that permits condo associations from sending them crucial documents by certified mail.
The General Assembly passed a law last year allowing management companies and HOA’s to send documents as regular mail to unit owners.
This is just one issue that we have received inquiries about from condo owners.
They question whether legislators sought input from some of the more than 200,000 condo owners or just from the lobbyists for the condo management industry.
Among other issues the CCOC has been contacted about:
- Notice for Zoom meetings with incorrect phone number, meeting ID, and password
- Fines imposed after a Notice and Hearing was scheduled, however,
- Owner never received copy of Notice & Hearing
- Board Response: sent by Postal Service stamped mail.
- Proposed budget for new budget year sent to owners three [3] times as first two were incorrect.
- Engaging signed contracts with vendors who are not properly licensed/registered with the State of Connecticut.
- Engaging signed contracts with vendors without current Certificates of Insurance [COI]
- Duplicate payments to vendors.
- In one instance, an August payment for a January unsigned quote [vendor did not do work
- Monthly Financial Reports that are inaccurate:Monthly totals that are the same as the prior month
- Treasurer Reports that are in error regarding deposited funds
- Closing out
Certificates of Deposit prior to Maturity Date resulting in penalties
- Ignoring owner requests for penalties imposed and other losses.
- Failure to comply with CT Department of Health Codes.
- Failure to correct minutes that contain incorrect or false information.
